BMS values are reported, not measured. Where a controller has drifted, an actuator has stuck or a sensor is misreading, the BMS can show a healthy system while the space is not receiving the air it needs.

Systematic terminal-by-terminal testing with calibrated instruments, cross-checked against the BMS, produces a defined list of what is faulty and what to do about it, rather than a general observation that the system underperforms.

Frequently Asked Questions

What is VAV testing?+

VAV testing is the functional and performance testing of variable air volume terminals. Each damper and actuator is driven through its range to confirm it responds, and the airflow delivered is measured physically and compared against both the design figure and the value the BMS is reporting.

How is this different from air balancing?+

Air balancing sets a working system to its design figures. Diagnostics is for when a system will not reach those figures, or reached them once and no longer does. The output is a list of faults and recommended rectification rather than a set of balanced readings.

Why compare BMS readings against physical measurement?+

The BMS reports what its controllers and sensors believe is happening. Where a sensor has drifted, an actuator has stuck or a terminal has been registered against the wrong address, the reported value and the actual airflow diverge. Measuring physically at the terminal is the only way to confirm which is correct.

Can you work on a system with no design documentation?+

Yes. Where drawings and schedules are unavailable we characterise the system as installed by measuring it, which gives you a documented baseline of current performance to plan maintenance or refurbishment against.

What do you need before attending site?+

Any available mechanical drawings and BMS schedules, a description of the symptoms and the areas affected, and BMS access or a BMS contractor available on the day. None of these are essential, but each one shortens the investigation.
